What We Do

Silk Oak Management is retained for the long-term administration of real property. Our practice is structured around three disciplines, applied uniformly across every asset under our care.

I.

Owner Representation

Engagement intake, asset onboarding, capital planning, monthly accounting and reconciliation, quarterly written reporting, distribution management, and principal-level correspondence on matters of consequence.

II.

Tenancy Administration

Tenant qualification and selection, lease structuring and renewal, rent collection, deposit handling, dispute resolution, notice service, and full tenancy records — applied uniformly to residential, agricultural, and commercial occupants.

III.

Property Stewardship

Preventative maintenance schedules, vendor coordination and oversight, routine inspection cadence, deferred-maintenance avoidance, turnover preparation, and compliance with applicable jurisdictional requirements.

One discipline, applied across asset types.

The same operating framework governs every property under our care, whether a single-family residence or a multi-asset portfolio spanning multiple counties.

Residential

Single-family homes, townhouses, condominiums, and small multi-unit residential properties held for long-term income and appreciation.

Agricultural

Farmland, orchard ground, and rural holdings — lease administration with growers and operators, water and infrastructure oversight, and coordination with farm managers where applicable.

Commercial

Retail, office, and light industrial properties — commercial lease structuring, tenant relations, CAM administration, and capital planning for owner-held commercial assets.

Central Valley, California.

Silk Oak Management serves owners across California's Central Valley — principally Merced, Madera, and Fresno counties. Engagement outside this footprint is considered on a case-by-case basis where the asset and the relationship warrant it.

New engagements begin with a private conversation. We do not publish fee schedules or solicit indiscriminately; each property is evaluated on its own terms.
